- Provide leadership and technical oversight for multidisciplinary trades including Electrical, HVAC, General Maintenance, Plumbing, Landscaping, Carpentry, and Painting, ensuring optimal performance and compliance with engineering standards.
- Carpentry, Paint, and support staff for corporate operated facilities.
- Manage and maintain comprehensive records related to union labor including seniority, timesheets, collective bargaining agreements (CBAs), and HR matters.
- Initiate and maintain multiple third party service contracts.
- Oversee Mechanical, Electrical, and Plumbing (MEP) systems across multiple facilities, ensuring operational reliability and adherence to technical specifications.
- Balance the day-to day & project based workloads between in house staff and third party vendors for maximum operational efficiency.
- Perform frequent scheduled & spontaneous site surveys to maintain aesthetic standards and zero downtime of critical systems.
- Work with Fire/ Safety partners and various AHJ to ensure full compliance with applicable rules & regulations.
- Promote a culture of safety by implementing and enforcing safe work practices, procedures, and policies. Manage operational budgets including labor, service contracts, and procurement of materials.
- Develop maintenance policies and protocols that ensure a safe, professional, efficient operation and lifecycle for all facilities and systems.
- Implement operational programs for energy savings, sidewalk repairs, landscaping, interior/ exterior painting, roof maintenance and other facility related issues as needed.
- Coordinate with other Operations Managers (West and East Regions) for best practices and optimization of programs and processes.
- Coordinate and maintain facility infrastructure plans, single line drawings, as-builts and other records with the internal Engineering Services department.
- Review with Engineering services team, all existing and proposed (Capital/TI/Ground up) infrastructure system designs for accuracy, adequacy, quality, & consistency and recommend improvements or replacements by considering energy management opportunities.
- Provide project strategic direction for small/medium scale capital maintenance programs and repair activities.
- Collaborate with Procurement and Finance teams to secure competitive bids, negotiate contracts, and ensure compliance with corporate policies while achieving cost efficiencies.
- Provide operational input during the planning, design and execution of capital projects and provide emergency support during unforeseen emergencies like floods/power outages etc.
Here are the skills you will need to have to be successful in this role
- + 5 years of experience in facility management or engineering operations, preferably within a large campus or multi-site environment.
- At least 3 years of experience managing maintenance operations with union and non-union labor forces, demonstrating effective labor relations and team leadership.
- Hands-on experience with electrical and HVAC systems including installation, troubleshooting, and repair within a facilities management context.
- +1 year experience handling complex infrastructure projects
- Strong leadership capabilities with a proven track record of managing diverse teams and fostering collaborative project environments.
- Effective communication skills with experience in engaging both unionized and non-unionized workforce and operations teams.
- Advanced project management skills with technical proficiency in mechanical and electrical systems, and a strong problem-solving aptitude.
- Knowledge of mathematical calculations and computer applications related to technical design.
- Exhibit knowledge of plant operations to specify accurate equipment and develop policies and procedures.
- Proficiency in use of office applications, Microsoft Office and AutoCAD, Bluebeam/Acrobat maintenance management software, SAP, Workday or similar
- Ability to read and interpret construction plans, specifications, submittals, RFI’s and construction documents.
- Knowledge of energy audit instrumentation or Building Automations Systems to collect data; supervise equipment status; to control and optimize operation; generate maintenance schedules and operation logs.
- Experience with field installation methods, testing, commissioning, validation and upkeep of documentation.
- Familiarity with applicable local, state and federal regulation and codes preferred.

Bachelor’s degree in Mechanical, Electrical, or Civil Engineering is required.

The hiring range for this position in New York is $108,500 to $145,400 per year. The base pay actually offered will take into account internal equity and also may vary depending on the candidate’s geographic region, job-related knowledge, skills, and experience among other factors. A bonus and/or long-term incentive units may be provided as part of the compensation package, in addition to the full range of medical, financial, and/or other benefits, dependent on the level and position offered.
